A free renovation reference for the UK.

untangleuk.co.uk is a free reference for English home renovations. It exists because renovating a house is one of the largest financial decisions most people make, and almost none of the information needed to do it well sits in one place.

Five free tools cover the questions every renovation has to answer — what it will cost, whether planning permission applies, which grants you can claim, whether a quote is fair, and how long the work will actually take.

The five tools

1. Renovation calculator. The renovation calculator gives you an itemised cost range across the nine English regions, in three spec tiers, before you commit to anything.
2. Planning checker. The planning checker tells you whether you need full permission, prior approval, or whether permitted development covers you.
3. Grant finder. The grant finder matches your project to ECO4, BUS, HUG, GBIS, the Warm Homes Plan, the 0% VAT rate, and whatever else applies.
4. Quote sanity check. The quote sanity check compares a builder’s number against modelled regional rates and flags anything suspiciously high or low.
5. Timeline planner. The timeline planner lays out a realistic week-by-week schedule from a start date you choose.

What it isn’t

It isn’t a marketplace. We don’t take a cut from builders, suppliers or lenders. We don’t recommend contractors. We don’t sell your data.

It also isn’t a quote — every estimate is a starting point drawn from public data and modelled regional rates. Always get at least three written quotes from qualified tradespeople before committing.

How it stays free

A future paid layer for partners — mortgage and renovation lenders, surveying firms, insurers — will let them embed these tools into their own customer flows via an API. The consumer-facing site stays free, forever.

What’s next

More tools are on the way: a snag-list assistant for the final week, a permitted-development walk-through with photos, and a retrofit planner that ties EPC ratings to grant eligibility. They’ll appear when they’re ready, never before.
