This is a first look, not a survey
Snapshot reads one photo, or one listing’s lead image and copy. It can’t see structural defects, damp, rewire age, or what’s behind the walls. Use it to decide whether a property is worth a proper viewing — not whether to put in an offer.
Grounded in calibrated data
The AI gets a UK 2026 cost crib derived from BCIS Q1 2026, FMB 2026 cost guides, and ONS Construction Output Price Indices — the same anchors the cost calculator uses. Regional and spec-tier uplifts are explicit in the prompt.
Privacy, retention, deletion
Submissions are processed on Anthropic’s servers (USA) and stored by us for 24 months. Explicit consent required before submission; deletion on request. Full detail in the privacy policy.
