untangleuk.co.uk is provided as a free reference tool. By using it you agree to the terms below. They’re short and written in plain English on purpose.

What we provide

We provide cost estimates, planning guidance, grant information, quote analysis and renovation timelines based on public data and modelling. Everything on this site is for general guidance only.

What this isn’t

• Not a quote. Estimates are not a contract or an offer. Always obtain at least three written quotes from qualified, insured tradespeople before committing to any work.
• Not legal or planning advice. The planning checker summarises the General Permitted Development Order 2015 for England, but the final word on planning belongs to your Local Planning Authority. When in doubt, request a Lawful Development Certificate.
• Not financial advice. Grant eligibility is indicative only — final decisions rest with the scheme administrator.
• Not a quantity surveyor’s review. The AI quote-analysis tool on the quote-check page is generated by an automated system (Claude Sonnet 4.5) grounded in our calibrated UK 2026 cost data. It is not a substitute for a RICS-qualified quantity surveyor’s review, not legal advice, and not a contractual recommendation to engage or reject any particular builder. AI outputs can be wrong — always cross-check against at least two further written quotes from FMB- or TrustMark-registered contractors before signing.
• Not a building survey. The Snapshot tool (photo upload or property-listing URL) returns an AI-generated renovation cost estimate from a single image and limited metadata. It cannot see structural defects, damp, electrical condition, drainage, asbestos, or anything inside walls or ceilings. Do not use it as a basis to buy, pass on, or offer for any property. Always commission a RICS HomeBuyer Report (Level 2) or a full Building Survey (Level 3) before committing to a property purchase.

Liability

To the extent permitted by UK law, we accept no liability for decisions made on the basis of the information on this site. You remain responsible for verifying any figure or rule before acting on it. Nothing in these terms limits liability for fraud or for death or personal injury caused by negligence, in line with the Consumer Rights Act 2015.

Acceptable use

You may use the tools as much as you like for personal and professional research. Please don’t scrape the site at volume, embed the calculators into commercial products without permission, or attempt to interfere with the service. Governing law

These terms are governed by the laws of England and Wales. Any dispute will be subject to the exclusive jurisdiction of the English courts.
