Founder background
The why behind the site.
untangleuk.co.uk was built after the founder watched too many friends and family members get burned by renovations — quotes that came in 60% over budget, builders that disappeared, planning surprises that wiped out the contingency, and AI estimation tools that hallucinated figures with no basis in published cost data.
The site has one editorial standard: every number is traceable to a published source. BCIS, FMB, ONS, Planning Portal, .gov.uk grant pages. No invented figures. No “based on a survey we did” with no audit trail. Where we use AI, the AI is given the published cost data as a hard floor before it generates anything.
The business model is editorial trust, not lead generation. We don’t sell user data, we don’t carry affiliate links, we don’t take sponsored placements. The site survives on self-funding and (eventually) modest sponsorship from qualified UK financial-services partners who pay for brand association rather than user leads. If that fails, the site stays free anyway.
Founder is happy to do background calls, technical deep-dives on the AI calibration, or on-record quotes. Email admin@untangle.ie with a brief on the angle and we’ll come back within one working day.
Editorial angles we can support
Five stories with data, methodology and a founder available for interview.
Story 1
The AI cost-estimation accuracy question
We benchmarked Claude Sonnet 4.5 against a chartered UK quantity surveyor on a real Inner-London 1980s semi. The full methodology + result is published openly — happy to walk a journalist through the test setup.
Story 2
BCIS / FMB / ONS calibration
Every cost band on the site is calibrated against the three published UK construction data sources. We publish the calibration prompts and the regional uplift table on /methodology — auditable.
Story 3
Why estate-agent photo accuracy is harder than people think
Foxtons / Knight Frank / Savills photos are professionally staged to mask renovation needs. The Snapshot AI is explicitly prompted to anti-anchor against staging. We can show before/after AI outputs.
Story 4
Article 4 directions and homeowner planning friction
Inner London, Brighton and central Bristol homeowners face planning regimes materially tighter than the GPDO baseline. We have data on the per-borough variance and the cost impact.
Story 5
The 0% VAT energy-saving materials cliff (March 2027)
The current 0% rate on heat pumps, solar PV and insulation expires March 2027. Industry is lobbying for extension. We can frame the consumer-impact analysis.
